Our key responsibilities are:-

Recognise development possibilities, maximise planning,negotiate with agents, solicitors and landowners. Prepare business plan.

Source both equity and loan finance, negociate funding agreements with institutions and arrange banking consortia. Appoint lawyers.

Interview and select design team-( Architect , Surveyors, Engineers, Supervisors ) and negotiate and  approve fee packages. Supervise performance of design team throughout project.Plan development period.

Establish marketing procedure - ( Agent , marketing philosophy,  brochures, press and media advertising ). Monitor demand and market trends throughout project. Negotiate and approve marketing and legal fees.

Approve detailed planning submissions, etablish good public relations wth county and local authorities , adjoining landowners, objection groups and lay minority groups during planning and design process.

Supervise tender/negotiation procedure with contractor/sub-contractors and approve contracts. Confirm compliance with CDM and statutory regulations. Examine design warrenties,performance bonds etc.

Control development costs and programme , chair site and progress meetings anticipate and avoid possible future claims/extra costs.

Control sales/lease agreements, investment purchase agreements. Prepare development final accounts and profitability statements.
